Am I required to make my property available to Section 8?

Can I reach you after hours?

Can you deposit rental income directly into my account?
Yes. We offer secure, timely direct deposit for all owner disbursements to ensure a seamless experience. -
Do I get to review or sign the lease?
You are welcome to review lease agreements before they are signed. As your property manager, we typically handle lease execution unless you request otherwise. -
Do you sell real estate too?
While our primary focus is property management, we also assist investors locate and purchase top performing investment properties. We also help clients sell when the time comes. We provide management and listing services that provide a smooth transition to your next opportunity. -
How and when do I receive payments?
Owner disbursements are processed on a regular schedule, typically via ACH deposit after rent is collected and expenses are reconciled. -
How is rent collection handled?
We offer convenient online rent payments and other options for tenants. We also offer cash and cashier check payment options. If payments are late, we enforce lease terms, including late fees and notices. -
How long is the lease term?
Most unfurnished leases are 12 months, but terms can vary based on market conditions and your preferences. Most of our furnished rentals are available at a monthly discounted price from the nightly rate. Just send us a contact form of what dates you are interested in, and we are happy to help. -
How much security deposit do you charge tenants?
Security deposits are set according to market norms and local laws. The exact amount depends on rent pricing and tenant qualifications. -
How soon can you start managing my property?
We can begin immediately once management agreements are signed and your property is ready for leasing. -
What types of properties do you manage?
We manage single-family homes, multi-family units, residential and commercial properties. We manage furnished short term and mid term rentals. -
What types of financial reports do I receive?
You’ll receive monthly owner statements that detail income, expenses, and maintenance. Additional reports are available upon request via your Owner Portal. -
Who holds the tenant’s security deposit?
Security deposits are held in a dedicated trust account as required by law. We follow all applicable guidelines regarding deposit management and release.
