Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a property before I apply?
No, we operate on a first-come, first-served basis. Properties are only secured with a completed application and all required fees. To avoid missing out, we recommend applying as soon as possible. -
Do I need to pay first and last month’s rent along with the security deposit?
Typically, tenants are required to pay the first month’s rent and a security deposit prior to move-in. Some properties may also require last month’s rent, depending on lease terms. -
How old do I have to be to apply?
Applicants must be at least 18 years old or the legal age to sign a lease agreement in your jurisdiction. -
Is the security deposit refundable?
Yes. Security deposits are refundable as long as there’s no damage beyond normal wear and tear, and all lease terms are fulfilled. Deductions may apply for unpaid rent, damages, or cleaning costs. -
Who needs a cosigner?
A cosigner may be required if you don’t meet income, credit, or rental history standards. Cosigners must qualify financially and agree to assume responsibility if needed. -
How do I apply for a property I’m interested in?
Applications can be submitted online here. You’ll need to complete the form, pay the application fee, and provide supporting documents like ID and proof of income. -
How do I pay rent?
Rent can be paid through your secure tenant portal, by bank transfer, or by check/money order, depending on the property's accepted payment methods. We can also provide a cash payment option. We encourage online payments for faster processing. -
Can I get a pet while renting?
Check your lease first, then contact us. Some properties allow pets with an additional deposit or monthly pet rent, while others have restrictions or breed limitations. -
What if I want to move out but my roommate wants to stay?
All tenants are typically jointly responsible for the lease. If one person wants to leave, they may need to be replaced or qualify independently. Management approval is required for any changes. -
What’s the move-out process when my lease ends?
Most leases require written notice prior to moving out. Review your lease for the notice period and submit your intent to vacate in writing by the deadline. -
Who pays for repairs or maintenance?
We handle all routine maintenance and repairs. However, tenants are responsible for damage caused by negligence or misuse. Please submit maintenance requests through your tenant portal promptly.
